What Is the Average Cost of House Cleaning? A Real Price Breakdown

What Is the Average Cost of House Cleaning? A Real Price Breakdown

September and October are our two busiest months for new recurring clients across the Front Range. Vacations end, school starts back up, and people take a hard look at their home and decide something has to give. The first question they ask us is almost always the same: what is this going to cost? This post answers that question directly, with real numbers, honest variables, and a clear explanation of what you get for the price.

These price ranges reflect what we actually charge for homes across our service area, which includes Boulder, Longmont, Lafayette, Louisville, Erie, Berthoud, Mead, Loveland, and Broomfield. The numbers are grounded in what the work actually takes, not a marketing range designed to get you on the phone.

Price Ranges by Service Type and Home Size

The table below covers the most common service types and home sizes we quote. These are starting ranges for homes in good to average condition. Homes with significant accumulation, heavy pet traffic, or surfaces requiring special attention will land toward or above the top of the range.

Service Type Home Size Typical Price Range
First-time deep clean 2 bed / 1 bath (~1,200 sq ft) $190 to $255
First-time deep clean 3 bed / 2 bath (~1,800 sq ft) $280 to $370
First-time deep clean 4 bed / 3 bath (~2,600 sq ft) $365 to $465
First-time deep clean 5 bed / 3.5 bath (~3,500 sq ft) $450 to $580
Recurring bi-weekly 3 bed / 2 bath (~1,800 sq ft) $150 to $195
Recurring monthly 3 bed / 2 bath (~1,800 sq ft) $195 to $250
One-time clean (maintained home) 3 bed / 2 bath (~1,800 sq ft) $245 to $320
Move-out clean 3 bed / 2 bath (~1,800 sq ft) $355 to $460
Move-out clean 4 bed / 3 bath (~2,600 sq ft) $460 to $590

A few things worth understanding about this table. First-time deep cleans cost more than recurring visits because the home is being brought to a thorough baseline, not maintained from one. Move-out cleans run roughly 30 percent more than a standard deep clean because they cover appliance interiors, cabinet and drawer interiors, window tracks, and full baseboard cleaning throughout. Recurring bi-weekly visits cost less per visit than monthly ones because the accumulation between visits is lower and each pass takes less time.

For a detailed look at how these numbers play out in specific communities, the posts on house cleaning costs in Erie and pricing for large homes in Erie and Broomfield give you grounded comparisons for two of the faster-growing markets on the Front Range.

The Variables That Move Your Price Up or Down

No two homes quote out the same, even at identical bedroom and bathroom counts. These are the factors that shift a home toward the higher or lower end of the ranges above.

Current condition. A home cleaned professionally within the last six to eight weeks holds its baseline. A home that has not had a thorough cleaning in months has accumulated grease on range hood surfaces, hard water mineral buildup on shower glass, and layers of dust on baseboards and ceiling fan blades that take significantly more time to address. That first visit lands at the top of the range for its size category. Recurring visits after that are less expensive because we are maintaining a clean home rather than restoring one.

Pets. Homes with dogs take roughly 20 percent more time than comparable homes without pets. Pet dander settles on every upholstered surface, fur embeds into carpet fibers, and high-contact areas around dog beds and feeding zones require additional attention on every visit. Cat homes run about 10 percent more, primarily from litter tracking and dander on furniture. We do not charge a separate pet fee as a line item, but pet presence is a direct factor in how we scope visit time and set the initial quote.

Square footage and layout. Open floor plans with long continuous runs of hard floor take more time to vacuum and mop than homes with the same square footage broken into smaller separated rooms. More bathrooms add time proportionally. A 3-bedroom home with 3.5 bathrooms takes longer than a 3-bedroom home with 2 bathrooms at the same total square footage.

Frequency. The more often we clean, the less each visit costs. Bi-weekly visits cost less per visit than monthly visits because there is less accumulation to address on each pass. The cost economics across visit frequencies are laid out directly in our post on recurring cleaning versus a one-time deep clean, which is worth reading if you are deciding between a standing schedule and occasional one-time visits.

Home age and surface types. Older homes in downtown Longmont, Old Town Louisville, or the Mapleton Hill area of Boulder often have original hardwood floors, natural stone, or tile installations that require surface-specific products and techniques. Those surfaces take more care and more time than LVP or ceramic tile in a newer build. A home with marble countertops and travertine floors prices differently than the same square footage with laminate and porcelain throughout.

Location on the Front Range. Homes in Mead, east Erie, or near Berthoud's agricultural boundaries accumulate fine outdoor particulate faster than homes in more sheltered suburban settings. That particulate settles on every horizontal surface between visits and increases the time required to do the job thoroughly. Our post on how Colorado's dry climate affects how often you should clean your home explains why Front Range homes accumulate dust differently than homes in more humid parts of the country.

What Is Included in the Base Price

Every visit covers a defined core scope. Here is what that includes across all visit types.

Bathrooms: toilet cleaned inside and out, sink and countertop wiped, mirror cleaned, tub or shower walls and floor scrubbed, fixtures wiped, floor vacuumed and mopped. Hard water mineral deposits on glass and chrome are addressed on deep cleans. Recurring visits maintain that baseline.

Kitchen: countertops wiped and sanitized, exterior faces of all appliances cleaned, stovetop grates and burners cleaned, sink basin scrubbed, cabinet face wipe-down, exterior of the microwave including the vent, and floor vacuumed and mopped. Range hood exterior is included. Interior of appliances is an add-on.

Living areas and bedrooms: all flat surfaces dusted and wiped (shelving, nightstands, windowsills, furniture tops), mirrors cleaned, floors vacuumed and mopped appropriate to surface type, baseboards spot-wiped on recurring visits and fully cleaned on deep cleans.

High surfaces: ceiling fan blades, light fixture exteriors, and reachable upper surfaces to approximately ten feet.

Trash: emptied and re-lined in every room.

The Casabella services page lists the full scope across all visit types if you want to compare exactly what each service level covers before booking. The FAQ page also covers common questions about scope and scheduling.

Add-Ons: What Costs Extra

Several services fall outside the standard visit scope. These are priced separately and added at booking or requested for a specific visit.

Oven interior cleaning: $35 to $55. Built-up baked-on residue requires dedicated product dwell time and a separate tool set. Always included on move-out cleans. Worth adding to a recurring visit once or twice a year for active cooking households.

Refrigerator interior cleaning: $35 to $55. Removed shelves, drawer pulls, and full interior wipe. Worth scheduling before a move-out, after a spill that was not fully addressed, or if the refrigerator has not been thoroughly cleaned in six or more months.

Interior window glass: $5 to $10 per window. Full interior glass surface cleaned with a dedicated glass cleaner on fresh microfiber. Colorado gets roughly 330 sunny days per year, and south-facing windows show interior film clearly when light angles across the glass in the afternoon. Worth adding to a seasonal deep clean if window clarity matters to you.

Laundry (wash and fold or transfer): $20 to $40 per load. Available on request at booking. Some clients want linens washed during the visit. We can run a load and fold or transfer to the dryer. Not standard but easy to add.

Move-out package (full scope): priced as a separate service. Includes all standard scope plus interior of all appliances, interior of all cabinets and drawers, window tracks throughout, full baseboard cleaning in every room, and light switch and outlet plate detail cleaning. For what move-out cleaning costs specifically in nearby markets, the posts on move-out cleaning costs in Loveland and move-out cleaning costs in Boulder give you grounded comparisons from two different market profiles on the Front Range.

When Paying for an Add-On Is Worth It

Not every add-on makes sense for every home. These are the situations where specific add-ons earn their cost on the Front Range.

Interior windows are worth it seasonally. After a windy spring on the Front Range, where gusts in March and April routinely push fine particulate through every gap in the building envelope, interior window glass in homes near open land or agricultural fields picks up a visible film. Adding an interior window clean to your first spring deep clean removes that accumulation and gives you a clear baseline heading into the high-visibility summer months. If you are in a community like Anthem Highlands in Broomfield or Vista Ridge in Erie where HOA standards mean curb appeal matters, clean windows read immediately from the street and inside.

Oven cleaning is worth it twice a year. Pairing it with the first visit of fall and the first visit of spring hits the two moments that matter most. Fall clears the summer accumulation before the holiday cooking season starts. Spring clears what winter cooking left behind. A clean oven before the holiday roasting season prevents the smoke and odor during the first high-temperature use.

Refrigerator interior is worth it at move-out and annually for active households. A refrigerator that has not been cleaned in over a year has a different profile than one on a light cleaning schedule. The smell and the visual condition matter at move-out inspections. For households that cook from scratch regularly, the interior accumulates spills and odors faster than the exterior suggests.

Questions homeowners ask about house cleaning prices

What is the average cost of house cleaning in Colorado?

On the Colorado Front Range, a first-time deep clean on a 3-bedroom, 2-bathroom home in good condition typically runs $280 to $370. Recurring bi-weekly service on the same size home runs $150 to $195 per visit. Monthly recurring service on that home runs $195 to $250 because greater accumulation between visits means more time per pass. Move-out cleans run roughly 30 percent more than a standard deep clean because of the additional scope required, including appliance interiors, cabinet interiors, and window tracks. Larger homes in the 2,600 to 3,500 square foot range, common in Erie Highlands, Anthem Ranch in Broomfield, and newer Loveland and Berthoud developments, run $365 to $580 depending on current condition and layout. The fastest way to get a number specific to your home is to put your details into the booking page. We confirm pricing before any visit is scheduled.

Why does the first cleaning cost more than regular visits?

The first visit is a deep clean that brings the home to a thorough baseline condition. It covers surfaces that routine maintenance does not reach: full baseboard cleaning throughout the home, ceiling fan blades, hard water mineral deposits on shower glass, and detailed fixture cleaning in every bathroom. This takes significantly more time than a recurring maintenance visit. After the first visit, recurring visits maintain that baseline rather than restoring it, which takes less time and costs less per visit as a result. The deeper the starting condition gap, the more time the first visit requires, which is why homes that have not had professional cleaning in several months or more land toward the top of the price range for their size. Our post on recurring cleaning versus a one-time deep clean lays out the full cost comparison so you can decide which approach fits your household.

Does having pets increase the cost of house cleaning?

Yes, directly. Homes with dogs take roughly 20 percent more time than comparable homes without pets. That added time comes from dander on upholstered surfaces, fur embedded in carpet fibers, and the higher-contact areas around pet beds and feeding zones that need more attention on every visit. Cat homes add about 10 percent more time, primarily from litter tracking and dander accumulation on furniture. We do not add a separate pet fee as a line item, but pet presence is a direct factor in how we scope visit time and set the initial quote. If you have multiple large dogs that shed heavily, your home will land toward the top of the time range for its square footage category. Letting us know about pets when you submit your booking details ensures the quote reflects the actual scope rather than requiring an adjustment after the first visit.

What is and is not included in a standard house cleaning visit?

A standard visit covers all bathrooms (toilet, sink, tub or shower, mirror, floor), the kitchen (countertops, appliance exteriors, stovetop, sink, cabinet faces, range hood exterior, floor), all bedrooms and living areas (dusting all flat surfaces, vacuuming and mopping floors, baseboard spot-wiping), ceiling fans and light fixture exteriors, and trash emptied and re-lined in every room. What is not included in the standard base scope: interior of the oven, interior of the refrigerator, interior window glass, laundry, and garage floors. Those are available as add-ons priced separately. On a first-time deep clean, baseboards throughout the home and detailed fixture cleaning are fully included. On recurring visits, those surfaces are maintained on a rotating schedule to keep the home at the baseline the first visit established. The services page has the full scope listed by visit type.

How do I get an accurate house cleaning quote for my home?

The most useful information you can provide is: bedroom and bathroom count, approximate square footage, current condition of the home (well-maintained, average, or overdue for a deep clean), whether you have pets and how many, your preferred cleaning frequency, and any specific surfaces or rooms that matter most to you. Providing accurate details on those factors produces a quote that reflects what will actually happen in your home. Vague requests produce floor prices that tend to change after the first visit. You can put your details into the online booking page and we confirm the price before anyone arrives. If you prefer to talk it through first, call during business hours and we will walk through the scope together. We serve Boulder, Longmont, Lafayette, Louisville, Erie, Berthoud, Mead, Loveland, and Broomfield, and pricing is consistent across those service areas for the same home size and scope.

If the cost question has been the thing holding you back, put your home details into our booking page and get a confirmed price before committing to anything. No contracts, no surprises on arrival day.
